Zelena Laguna (Green Lagoon) is Poreč's largest purpose-built resort zone, a pine-shaded coastal belt south of the old town packed with Blue Flag beaches, a marina, hotels, apartment villages and a seafront path that links back to town. It is the engine of the area's holiday-rental economy. Apartments here are turnkey and rental-ready, typically €3,300-4,200/m², close to the town average, with strong demand from German and Austrian buyers. Yields are among the best in Poreč at around 5% on reliable long-season occupancy. With Istria at the firmer end of the 4-7% national 2026 forecast, Zelena Laguna offers the cleanest hands-off rental play in the market.
