About Libération (Gare du Sud)

Libération centres on the Marché de la Libération, around 100 stalls (Tue–Sun) widely rated among Nice's best for produce and fish, spread across Avenue Malausséna, Place du Général de Gaulle and the Gare du Sud forecourt. The historic Gare du Sud was reborn in 2019 as the Halles Gourmandes, a 31-vendor gourmet hall that turned the quarter into a food-and-culture destination, all served directly by Tram Line 1. For investors, Libération is the value and yield story among Nice's quarters: entry prices around €6,067/m² (studios from ~€4,500/m²), above-average appreciation (~2–4%) driven by regeneration, and the strongest gross yields of the central quarters (~4–5%) thanks to robust rental demand by the tram. It is also the most relevant district for first-time owner-occupiers eyeing the 2026 DMTO transfer-tax relief.
