Griffintown is Montreal's defining redevelopment story: a former industrial quarter wedged between downtown and the Lachine Canal, transformed over the past decade into a dense cluster of new condo towers, canal-side cafés and the buzzing Notre-Dame Street West, with the Atwater Market and the new REM light rail close at hand. It draws young professionals who want to live beside the core, on foot and by bike along the historic canal. For investors, the headline caveat is legal: Canada's federal foreign-buyer ban, in force and extended to 1 January 2027, bars most non-citizens and non-permanent-residents from buying residential property in Montreal, with limited exceptions, and the Underused Housing Tax targets vacant non-resident-owned homes. For eligible buyers (citizens, PRs, qualifying work-permit holders), Griffintown offers the city's deepest new-condo supply, strong young-professional rental demand and yields around 4–5%, though heavy recent construction can pressure rents and resale, so building selection matters. Quebec levies no provincial foreign-buyer surtax (unlike BC), and Montreal remains far more affordable than Toronto or Vancouver.
