For investors, the appeal is stability over flash. Landed freehold dominates, prices grind upward at a steady low-single-digit pace, and the university base supplies a reliable tenant pipeline. It will not deliver the short-let upside of the heritage core, but it also carries far less of the condo-oversupply risk concentrated on the reclaimed waterfront, making it the conservative, family-oriented end of the Melaka market. Note that Melaka’s foreign-buyer strata threshold is among the lowest in Malaysia at RM500k, though most of Ayer Keroh’s landed stock and its strongest demand remain domestic owner-occupier. This is a patient, end-user-led submarket where the thesis is steady appreciation and durable rental rather than rapid capital gains.
