About Zona Dorada

Zona Dorada, the Golden Zone, is Mazatlan's primary tourist heart: a beachfront strip of hotels, restaurants, bars and condo towers running along Avenida Camaron Sabalo and anchored by the vast El Cid resort. With sandy beaches, nightlife and constant visitor flow, it is the city's most established short-term rental engine. For investors, this is prime vacation-rental territory. Beachfront 2-bed condos average about USD 515 per sqft (~USD 515,000) while non-ocean-view units run nearer USD 235,000; gross yields reach 7-10% in peak season. As coastal restricted-zone property, foreign buyers must hold title through a 50-year renewable fideicomiso bank trust (setup USD 3,000-5,000, annual fees USD 500-800). Strong tourism and snowbird demand drive 8-12% appreciation.
