Podgórze

Regenerating riverside district, post-industrial cool, Schindler's Factory and MOCAK, at well-below-Old-Town prices

About Podgórze

Across the Vistula from Kazimierz, Podgórze has transformed from a gritty industrial quarter into one of Kraków's most talked-about neighbourhoods. The Zabłocie area mixes loft conversions and creative studios with serious culture, Schindler's Factory and the MOCAK contemporary-art museum, while the historic Rynek Podgórski, Krakus Mound and the river boulevards give it space and greenery the centre lacks. For investors it is the value-and-growth story: central in minutes by tram, full of character, and priced roughly 25% below the Old Town per metre. Yields run higher than the historic core, and continued regeneration of Zabłocie underpins the appreciation case, making Podgórze a favourite for buyers who want upside rather than trophy prestige.
