About Permas Jaya

Permas Jaya is a long-established, self-contained township east of the JB city centre, built around its own 9-hole golf club, an AEON mall, R.E.A.L Schools and the Renaissance hotel, with the Senibong Cove marina and seafood waterfront just minutes away. Most of the stock is freehold, which appeals to value-minded local families and the occasional Singaporean tenant, and day-to-day living here is genuinely convenient. As an investment it offers some of the lowest entry prices in this set, condo medians around RM323 psf and ~RM400k, with respectable 4-5% gross yields driven by steady local rental demand. The freehold tenure and own-stay amenities are real positives for a buy-and-hold landlord. The clear risk is supply: Permas Jaya carries sizeable new high-rise pipelines (multi-tower launches running into the thousands of units) that feed straight into Johor’s documented serviced-apartment overhang. Combined with its non-RTS-adjacent location, that means slow condo resale, frequent discounting and only indirect benefit from the 2027 RTS and JS-SEZ story. Favour freehold landed or differentiated waterfront product over generic towers.
