Glenwood is the suburb wrapped around UKZN's Howard College campus, and that proximity defines it: a constant student population, per-room rental demand and a creative, slightly bohemian street culture centred on Helen Joseph and Bulwer Roads, where indie cafés, the KZNSA art gallery, the Glenwood Bakery and Durban-Indian eateries set the tone. The upper sections hold solid family houses; the lower, campus-facing streets are student-let territory. For investors Glenwood is the metro's clearest high-yield student play. Low entry prices combined with per-bed letting push gross yields into the 8–11% range, and the gentrification trend adds modest growth. The flip side is intensity of management, student tenancies, turnover and wear are real costs, and the older housing stock means renovation and compliance budgets should be built in. Best suited to a hands-on, income-focused buyer.
