Once a self-governing town annexed by Barcelona in 1897, Gracia has kept the tight, walkable street grid and squat buildings of its origins - a maze of narrow lanes opening onto a constellation of plazas like Placa del Sol and Placa de la Vila de Gracia, with its 33-metre clock tower. Residents identify themselves by their nearest placa, and life spills outdoors onto terraces, into independent cinemas, family-run granjas and artisan boutiques along Carrer Verdi and Travessera de Gracia. The neighbourhood's anarchic streak peaks each August with the Festa Major de Gracia, when residents transform whole blocks into themed installations. Bordering Park Guell to the north, it offers Gaudi on its doorstep without the high-rise density of the Eixample below. The investment thesis has shifted decisively toward long-let and lifestyle demand. Spain abolished its Golden Visa scheme on 3 April 2025, removing the property-for-residency route, while Barcelona is phasing out all tourist-apartment licences by 2028 - meaning buyers can no longer underwrite returns on short-term holiday letting unless a unit holds a rare transferable licence. The upside: this funnels capital toward stable long-term residential tenancy and owner-occupier lifestyle buyers (young professionals, creatives, returning expats), exactly Gracia's core demand pool. With limited new supply in a protected low-rise fabric and rents rising sharply, the district remains one of the city's most resilient hold plays - though investors should treat any short-let income assumption as effectively unmodellable from 2026 onward.
