Dago

Dago (administratively in Coblong district, climbing north into Dago Atas and Dago Pakar) is the most aspirational address in Bandung. The lower stretch of Jalan Ir. H. Juanda is a trendy ribbon of cafes, boutiques and the city's signature factory outlets, while the upper boulevards are lined with tall trees, old Dutch villas and wider, quieter streets. As the road rises toward Dago Atas and Dago Pakar, it opens onto panoramic view restaurants and the gateway to the Taman Hutan Raya Ir. H. Djuanda forest park and the Tebing Keraton clifftop viewpoint. The proximity of Bandung Institute of Technology (ITB) just to the west, plus the cool highland climate roughly 1,200 m above sea level, anchors a creative, student-flavoured but distinctly upscale character. Weekends bring heavy domestic tourism from Jakarta, filling the cafes and outlets. Investment-wise, Dago is a premium, domestic-demand-driven market - and foreign investors must understand the constraints. Indonesia's Basic Agrarian Law prohibits foreigners from owning freehold (Hak Milik); foreign buyers are limited to leasehold arrangements, the residential Hak Pakai (Right to Use) title (typically 30 years, extendable up to ~80 years total), or holding through a PT PMA (foreign-owned company). Liquidity for foreign-held positions is therefore thin, and the buyer/renter pool is overwhelmingly affluent locals, ITB-linked academics and students, and domestic weekenders. The thesis is steady capital preservation in a scarce, prestige hillside location plus modest rental income - not high-yield foreign-investor flipping.
